Owner Financing

With Owner Financing, you get the deed now.  With Rent to Own, you get the deed later.  

Not every house we get will have this option available, it depends on the individual circumstances and the underlying debt.  Our home listings will let you know if available.

Owner financing is fairly simple.  We don't need all the stuff a bank needs.

1. Typically, you will need to have a minimum of 10% for a down payment, or $20,000 whichever is less.  We don't care where you get it, like a bank does.

2.  You will need to show us you have the ability to make the payments - you know - a job or a viable business with sufficient income.

3.  We will run a credit report so we know you are meeting your current obligations, but we don't care if you have had a bankruptcy or foreclosure, or if you have some old collections.

4.  There will normally be a balloon payment due in 5 - 7 years where you will need to refinance and pay off the underlying debt.  There is no prepayment penalty.
